An application has been submitted in terms of the Development Facilitation Act for the development of 18 residential erven on an area near the Two Swans Wedding Farm and residential estate and the approved Gonubie Golf Estate development.
The site is situated between the Gonubie and Sunrise-on-Sea residential areas and is currently used for agricultural purposes, mainly for tomato tunnels.
The application states that the intention is to create 18 erven with an average size of 600 square metres, a private roadway and an open space that will account for the majority of the site.
Access to the estate will be via a controlled point set back 20 metres from an existing road that abuts the south-western boundary of the site.
A guardhouse, refuse collection point and post boxes will be provided at the entrance point while all parking bays will be provided on site.
The application states that the area is known as a Limited Development Zone where residential development at a density of two dwellings per hectare is permitted.
The proposed 18 estate housing units “equates to two dwelling units/hectare as stipulated.
“With the maximum building foot-print of 600 square metres per dwelling, the likely impact of the proposed development will equate to 10% of the overall property.”
